Sump pumps are often forgotten about until it rains!  Sump pumps, or dewatering pumps keep the water from flooding our houses, not everyone has a sump pump, only houses or business that are below the street, where natural run off is not possible.  I replace alot of pumps in Redondo Beach, Manhattan Beach, Hermosa Beach, Torrance.  I always recommend pumps and pits be maintained every 1-2 years. 

Sewage ejectors are another type of pump, they are installed when plumbing fixtures drain below the sewer line, they pump the sewage up to the main sewer, and then the rest drains by grade.  Sewage ejectors are also very important, and are used regularly.  Some come with Alarms, it is recommended an alarm be installed if you do not have one, this notifies you when the pump is not functioning properly, alot sooner then if you did not know and kept using the fixture, if you keep using the fixture it either overflows the pit, or stops up the fixtures.  Better to be warned early, then to have sewage all over.

Redondo Beach Tankless Water Heater Installation

I received a call from a great customer in Redondo Beach, he had stated his bathroom was remodeled and the contractor installed a water heater, but he was not able to use his soaking tub because the water was cold half way through filling.  I went over to look at the situation and noticed the contractor had installed a 50 gallon water heater to fill a 50 gallon soaking tub.  Not only that, the water heater, although a great brand, Bradford White, was improperly installed, it was supposed to be a direct vent, instead it was a regular water heater installed to a direct vent.  But that is a whole other story.  I sized the system to handle 2 Rinnai tankless water heaters, went to the City of Redondo Beach to plan check and pull permits.  Installed the new Rinnai Tankless Heaters, exterior units.  The inspector came 3 days later to pass the installation with flying colors.  I also moved the hot water line closer to the master, so the customer could get hot water faster.  Tankless is the way to go.  The customer is very satisfied, he called me the other day to tell me he was in the tub and his wife was in the shower and they had endless hot water! 

Another plus, this freed up much needed room in his garage, he plans to purchase a motorcycle and place it where the old water heater and stand were located in the garage.

Drain Re route Redondo Beach

I saved this customer a large sum of money, the kitchen sink drain broke underneath the slab, right under the kitchen cabinet, I was able to locate the break using the Ridgid Seesnake camera for 2″ drains, the drain picked up the upper apts kitchen and the lower apts kitchen drain, I trenched under the slab to cut and cap the old drain, lucky, I found it broken on the combination wye 1/8 bend fitting cut the part still connected the main drain, packed it with mortar, and then blind plugged it.  This way the customer would not have any issues with water under the slab if there was a main line stoppage or anything.  So, once I capped the line, which was in very, very poor condition, I was unable to do a repair, I decided to re-route both kitchen lines.  I used cast iron above grade to protect the drain, which is in an alley, and then 12″ below grad, on the horizontal, used ABS.  The customers kitchen sink stoppages are gone!  I also installed each line with a cleanout.

Most important, the landlord did not have to relocate the tenants and I did not tear up the kitchen cabinets and floor.  It was woth it to do a drain reroute in Redondo Beach!

This is a fun customer.  He is an electrical engineer and loves tehnology.  I took out his Bradford White tank water heater, and nasty shed and venting, installed a Noritz Tankless water heater in Westchester CA,  Freed up space and made his yard look great.  He loves the endless hot water.  I also used Ridgid ProPress technology, which is a pipe and fitting joining  system, make sfor a strong clean pipe joint.  No firs, no nasty flux, just a type K thick fitting and a special joint made by the propress tool. 

 

His tankless will be the talk of the BBQ’S this summer.

Tankless Water Heaters can generate Savings

Have you ever noticed that when you’re the last one to take a shower that half-way through you get a cold surprise? Or has this happened to you: when you turn on the hot water, you scald your hands. This is probably because you have a traditional water heater. However, tankless hot water heaters are able to sustain a constant temperature while also saving you money in the long run.

How They Work
Electric tankless water heaters are very small units, typically hung on the side of a house, which are preset to a specific temperature. When you turn on your hot faucet, a device in this unit is activated by the flow of water, triggering it to be heated instantly. Therefore, your water is only heated when you are using it. You never have to pay for “standby” water like traditional water heaters which have to store the water all the time. Storing water is expensive because the tank has to constantly heat and then reheat the water in the tank, even when you’re not using it.

Efficiency (to Your Wallet)
Since electric tankless water heaters don’t have to consistently reheat the water, your electric bills will actually be reduced. Traditional water tanks cycle on and off, even when you’re gone from the house, and keeping this water warm uses up a lot of energy. But tankless heaters only work when you want them to.

Also, since traditional tanks have to constantly warm up the water throughout the day, it actually overheats the water in an effort to avoid running out of it. This means that sometimes the water will come out scalding hot. In fact, these tanks will actually add cold water when you turn on the hot water faucet in order to make the temperature more comfortable. All this waste is not only bad for the environment, but it’s also costing you money.

Tankless hot water heaters not only you save up to 20 to 50 percent on your energy bills, they are also efficient in other ways:

Nothing adds a nice touch to a bathroom like a new bathtub.  My client in Manhattan Beach demo out his bathroom, all the way to the studs and I roughed in a new bathroom sink, tub, shower valve, and toilet, then they had all the tile completed, I came back and set all the trim, The fixtures are Kohler and Grohe .  I love the frame less glass door.

Toilet Flush Valve Leaking Redondo Beach

This is a pair of concealed sloan valves on toilets that are installed for a local commercial building I service.  Sloan valves are used mainly on Commercial toilets and Urinals.  These are Vandal resistant, they are installed in  a plumbing chase where only authorized personnel have access.
